"Magic" toys with a mellow bassline and warm guitar loop from Tom Misch while "Chance To Go Far" is a Kaytra-esque hip-hop number with big drums and hook that will stay with you all day. Taken from their Joseph EP on Bastard Jazz. Birthday Boy is a music producer and DJ renowned for his eclectic and inventive musical sense, shown in both his productions and live sets. Drawing from jazz, house, hip-hop and funk, Birthday Boy has cultivated a dynamic sound that ebbs and flows across genres, never fitting squarely into a single category. First establishing himself with a string of up-tempo remixes and genre-bending originals, Birthday Boy has earned the praise of outlets such as Pitchfork, the Fader, Hypebeast, and many more outlets through collaborations with fellow Toronto artists Allie and Drew Howard. In depth and easy to understand
Format: Paperback
I am an active investor and have read quite a few books on a variety of investing and real estate topics. Accordingly I mostly skim new books and try to strengthen concepts I am already mostly comfortable with. I previously had difficulty grasping irr, npv, and dcf, and this book explained these thoroughly, simply, and with examples that will allow me to use these tools to make better investing decisions. I think this book will offer great value to those just getting started and those at a more advanced level alike.

I now have a new favorite real estate investing book. Real Estate by the Numbers has now been added to my permanent investing collection of must-reads. I bought Frank's book, similar topic, 20 years ago as I began my then "casual" interest in investing. I find J & Dave's book more accessible with anecdotal stories that help deliver the content in an easy-to-grasp style for both newcomers and existing real estate pros alike. Know anybody seeking financial freedom through real estate investing? Buy them a copy of J &Dave's new book (or both)!
